JOB SUMMARY
The Operations Supervisor (OS) is a Union position (SEIU Local 32bj) and is responsible for providing leadership, support and supervision of the University's general maintenance sta. The OS is also responsible for diagnosing maintenance issues and scheduling and/or performing preventative maintenance for all building systems and equipment. This position is considered essential and must be available for 24 X 7 emergency response, and comply with all safety standards and codes.
ESSENTIAL JOB FUNCTIONS

- Provide oversight, direction and mentorship to maintenance sta;
- Diagnose maintenance problems; direct repairs, upgrades, and modifications; or recommend corrective action;
- Schedule and/or perform preventative maintenance and keep quality assurance records;
- Ensure timely, professional and cost-eective completion of work requests, maintenance projects and operational assignments through the online work order system;
- Supervise outsourced services and manage the building systems and operations;
- Review equipment plans and operational needs with the Director of Facilities and/or Project Managers;
- Provide technical support to Project Managers for project-related work or improvements as needed;
- Maintain inventory of critical parts and supplies. Purchase building and maintenance supplies, services, and equipment as needed. Utilize CMMS to manage the repair, maintenance, and installation of tools, equipment and utility systems
- Other duties assigned;
REQUIRED QUALIFICATIONS
- Requires High School Diploma or GED;
- Minimum of 8 years' experience in the facilities maintenance field, experience with basic carpentry, electrical, and plumbing;
- Valid driver's license;
- Proven in-depth knowledge of building related codes, regulations, and ordinances;
- Excellent customer relations and communications skills;
PREFERRED QUALIFICATIONS
- 5-8 years of HVAC experience working with a BMS system.

WORK ENVIRONMENT & CONDITIONS/PHYSICAL DEMANDS
- Campus based on-site role;
- 12 months;
- 40 Hours / week;
- Must be able to use many types of tools including tape measure, level, hand tools, power tools, etc.;
- Must be able to lift 50 lbs;
- Must be able to stand and/walk for long periods of time, climb stairs and ladders, bend at waist and knees to lift boxes, appliances, furniture, etc.;
- Must be able to work, often for prolonged periods, in extremes of hot and cold temperatures and inclement weather conditions;
- Must be available 24/7 for emergencies;
- Part of a rotating on-call schedule;
- Essential employee;
